Renegotiating Your Mortgage
By: Cliff Stone
The home owners in USA often have sleepless nights. The market scenario is changing and as a result many of them can not afford the monthly payments of the home mortgage. Your resort to the issue could be to renegotiate the terms of the loan with your bank. This reduces the net amount of your monthly payments and hence makes the deal more affordable for you. Now, it is not possible for every one to fetch a professional help for the renegotiations of the mortgage.
As the professionals say, the key is to be optimistic & well informed. That means, you must have faith and do not jump to hasty decisions. For the correct knowledge, you must research the technical terms of this field as much as you can. This would help you put across your word better with the lender.
Here are some effective tips for successful renegotiation that would help you deal better with your officer:
· Accept the fact that you are in a trouble. The more you delay it, the more chaotic it becomes. Once you have done so, instantly contact your lender. Do not wait until you have missed some of the installments. It is important that you have to contact the bank before the file a ‘Notice of Default’ with the county. Talk to them and explain the reasons why you can not make the payments. Detail them about your monthly income & expenses. Also detail them on the reason for the crisis. If possible, support all these facts with the bills & other proofs. You must understand that foreclosure is a tedious process that even the lender won’t appreciate. So things could be worked out mutually which can help to renegotiate your mortgage terms with mortgage lender.
· The lender can help you in several ways, in case he / she has the will to do so. They may reduce the interest on the current loan or provide mortgage refinancing that is re-amortization on the current loan. They might grant you some money to catch up the mortgage payments in arrears. Sometimes they move the due payments towards end of your mortgage term. They might agree to accept a partial payment of the due mortgage amount. They might simply give you some extended time to catch up with the payments.
· In case the lender is not willing to help you, you might opt for a refinance with another mortgage company. It is your chance to get a better deal. The best way out is to work on a lower rate of interest teamed with an expanded number of installments. For this, Internet is the best resort to find out the best one. Here you would come across several re-financing services in your area.
· Now, if your mortgage is backed by some insurance or government services you can also enjoy the ‘90-days arrears.’ The loan officer cannot make any legal move on you all these 90 days, besides a reminder notice.
